The Lakes is a master-planned community of about 100 homes located on the south end of Mercer Island. These homes surround five small lakes from SE. 72nd St. to W. Mercer Way. This collection of 100 homes is accessible from SE. 72nd St. along 81st Pl., Southeast, and travels through a figure 8 shaped neighborhood surrounding these five small flakes.

Built by Buchan Homes from 1986 to 1988, this luxury neighborhood features traditional style homes, a variety of sizes and floor plans, single and two-story designs and several homes with basements.

The Lakes features its own homeowner association to keep properties looking similar and to manage homeowners and properties within the community. It’s interesting to note that most of the homeowners in the Lakes are original homeowners with 96% homeownership.

The Lakes has become a Mercer Island landmark on the south end. This 40-acre development draws its name from the five man-made lakes that dot the landscape throughout the community. The development was designed to hold stormwater in these “lakes” and release it slowly downhill to Lake Washington. It’s become an outstanding example of stormwater management.

Schools

The community sits next to the south Mercer playfields, Lake Ridge Elementary school, and Islander middle school. It’s close to the Mercer Island Beach Club, Country Club, and the south and shopping area. (These schools, as well as the Mercer Island high school, are assigned to The Lakes)

HOA

It’s reported that trick or treating in the Lakes has become one of the best spots on the island. The neighborhood gathers together to encourage families to bring donated food to the Mercer Island food bank. The homeowner association is extremely active with a number of social activities and events throughout the year.

Homes in The Lakes tend to be very desirable and sell quickly with an average price of about $1.9 million. Homes are between three and six bedrooms, two and five bathrooms, and in sizes from about 2500 ft.² to 4500 ft.². Even though these homes were all built by Buchan homes, each is unique and due to their age, have seen numerous upgrades, renovations, and remodels over the years.
